Superintendent Maintenance Technician

POSITION SUMMARY
The Maintenance Technician is responsible for indoor and outdoor maintenance of the properties in which he/she is assigned. You will need to ensure maintenance work orders are completed on time, apartment turnover is effectively and efficiently handled for new tenants, and all aspects of the property are always safe and secure for all employees, residents, contractors and visitors. You will report directly to the maintenance Supervisor for the property and work collaboratively with the community team as well as key partners including outside contractors, residents, and the full Property Management team to ensure all required aspects of maintaining a stable, fiscal operation are covered. You must be available for on-call hours and snow removal as needed. Customer service is a priority, and attention to detail are critical skills to ensure the satisfaction of our tenants.

PHYSICAL REQUIREMENTS
Physical elements of the job may require heavy lifting, bending, pushing, pulling, kneeling, stooping, climbing, balancing and carrying.
DUTIES AND RESPONSIBILITIES
• Regular maintenance of the building exteriors, interiors and all common areas are the responsibility of the Maintenance technician as directed by the Maintenance Supervisor and/or Property Manager and includes but is not limited to power-washing, painting and cleaning.
• Handle the turnover of empty units, including installation of sheet rock, taping, sanding, painting, fixing doors, windows and light fixtures.
• Efficiently complete all daily work orders. Communicate any delays in completing a work order with the maintenance supervisor.
• Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry as directed by the Maintenance Supervisor and/or Property Manager
• Respond to after-hours on-call emergencies.
• Maintain all common areas including community rooms, laundry rooms, playgrounds, and fitness centers.
• Perform a variety of electrical, plumbing, carpentry, HVAC and preventative maintenance tasks as needed/requested.
• Any other tasks as assigned.
GROUNDS AND CURB APPEAL
• Keep property, trash receptacle areas, hallways, common areas, garages and/or parking lots in a neat and orderly manner preventing trash from accumulating.
